In the chart below we find PM labor hours flat however emergency labor hours rising which indicates the PM program is not effective.<\/p>\n<div><a href=\"https:\/\/i0.wp.com\/www.jmcampbell.com\/tip-of-the-month\/wp-content\/uploads\/2011\/03\/12.jpg\"><img data-recalc-dims=\"1\" decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-full wp-image-176\" title=\"1\" src=\"https:\/\/i0.wp.com\/www.jmcampbell.com\/tip-of-the-month\/wp-content\/uploads\/2011\/03\/12.jpg?resize=461%2C269\" alt=\"Graph\" width=\"461\" height=\"269\" srcset=\"https:\/\/i0.wp.com\/www.jmcampbell.com\/tip-of-the-month\/wp-content\/uploads\/2011\/03\/12.jpg?w=461 461w, https:\/\/i0.wp.com\/www.jmcampbell.com\/tip-of-the-month\/wp-content\/uploads\/2011\/03\/12.jpg?resize=300%2C175 300w\" sizes=\"auto, (max-width: 461px) 100vw, 461px\" \/><\/a><\/div>\n<p>Have you ever heard of \u201cKiller PMs\u201d? These are PMs which are intrusive and are known to quite commonly cause premature failure of an asset.\u00a0 One such example might be taking a pump out of service to inspect coupling shaft alignment.\u00a0 Consider carefully that this inspection could be easily performed using Infrared Thermography or vibration analysis without shutting down the pump. \u00a0Have you ever seen someone lubricate an electric motor with sealed bearings? These PMs sound unnecessary don\u2019t they? But they happen every day.<\/p>\n<div><a href=\"https:\/\/i0.wp.com\/www.jmcampbell.com\/tip-of-the-month\/wp-content\/uploads\/2011\/03\/22.jpg\"><img data-recalc-dims=\"1\" decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-full wp-image-177\" title=\"2\" src=\"https:\/\/i0.wp.com\/www.jmcampbell.com\/tip-of-the-month\/wp-content\/uploads\/2011\/03\/22.jpg?resize=304%2C223\" alt=\"Image\" width=\"304\" height=\"223\" srcset=\"https:\/\/i0.wp.com\/www.jmcampbell.com\/tip-of-the-month\/wp-content\/uploads\/2011\/03\/22.jpg?w=304 304w, https:\/\/i0.wp.com\/www.jmcampbell.com\/tip-of-the-month\/wp-content\/uploads\/2011\/03\/22.jpg?resize=300%2C220 300w\" sizes=\"auto, (max-width: 304px) 100vw, 304px\" \/><\/a><\/div>\n<p>Is this happening to you?<\/p>\n<p>PMs can also absorb resources which could be used for work that would actually improve your reliability. Remember the challenge of reliability is the detection of a defect early enough that a part or equipment change out or repair can be planned and scheduled in a proactive state.<\/p>\n<p>The example below displays the P-F Curve where the \u201cP\u201d is the point where a defect can first be detected maintenance strategy.<\/p>\n<div><a href=\"https:\/\/i0.wp.com\/www.jmcampbell.com\/tip-of-the-month\/wp-content\/uploads\/2011\/03\/32.jpg\"><img data-recalc-dims=\"1\" decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-full wp-image-178\" title=\"3\" src=\"https:\/\/i0.wp.com\/www.jmcampbell.com\/tip-of-the-month\/wp-content\/uploads\/2011\/03\/32.jpg?resize=368%2C300\" alt=\"Graph\" width=\"368\" height=\"300\" srcset=\"https:\/\/i0.wp.com\/www.jmcampbell.com\/tip-of-the-month\/wp-content\/uploads\/2011\/03\/32.jpg?w=368 368w, https:\/\/i0.wp.com\/www.jmcampbell.com\/tip-of-the-month\/wp-content\/uploads\/2011\/03\/32.jpg?resize=300%2C244 300w\" sizes=\"auto, (max-width: 368px) 100vw, 368px\" \/><\/a><\/div>\n<p>In the graphic above, it is important to notice that Predictive Maintenance allows one to detect a defect closer to \u201cP\u201d than Preventive Maintenance.<\/p>\n<p><strong>\u201cIt Isn\u2019t What You Know That Will Kill You,<br \/>\nIt Is What You Don\u2019t Know That Will\u201d<\/strong><\/p>\n<p><a href=\"https:\/\/i0.wp.com\/www.jmcampbell.com\/tip-of-the-month\/wp-content\/uploads\/2011\/03\/42.jpg\"><img data-recalc-dims=\"1\" decoding=\"async\" loading=\"lazy\" class=\"aligncenter size-full wp-image-179\" title=\"4\" src=\"https:\/\/i0.wp.com\/www.jmcampbell.com\/tip-of-the-month\/wp-content\/uploads\/2011\/03\/42.jpg?resize=480%2C146\" alt=\"Image\" width=\"480\" height=\"146\" srcset=\"https:\/\/i0.wp.com\/www.jmcampbell.com\/tip-of-the-month\/wp-content\/uploads\/2011\/03\/42.jpg?w=480 480w, https:\/\/i0.wp.com\/www.jmcampbell.com\/tip-of-the-month\/wp-content\/uploads\/2011\/03\/42.jpg?resize=300%2C91 300w\" sizes=\"auto, (max-width: 480px) 100vw, 480px\" \/><\/a><\/p>\n<p>Did you realize that most Preventive Maintenance programs have not been engineered, they just evolved?\u00a0 With every regulation or component failure, both the number of PM tasks and the frequency of the tasks being executed increases, until it consumes 30-50% of your workforce and you are lulled into a false sense of security that you have evolved into a Best Practice or World Class organization.\u201d Let\u2019s be clear, it is impossible to evolve into Best Practice, it must be carefully engineered.<\/p>\n<p>In fact, after numerous benchmarking studies, data states factually that most maintenance organizations are doing almost exactly the same type of maintenance they\u2019ve always done.\u00a0 Now here\u2019s the scary part.\u00a0 A closer look at all Preventive Maintenance (PM) tasks reveals that on average:<\/p>\n<ul>\n<li>30% don\u2019t add value and should be eliminated<\/li>\n<li>30% should be replaced with Predictive Maintenance (PdM) tasks<\/li>\n<li>30% could add value if re-engineered<\/li>\n<\/ul>\n<p>What that means to you is, less than 10% of your PMs are truly adding value as written.\u00a0 Or, in other words, potentially, 90% of your PM tasks should be eliminated or changed.\u00a0 What\u2019s worse, when you conduct unnecessary, invasive maintenance, you actually introduce variability and potential defects into your asset and process reliability.\u00a0 That\u2019s right! You are actually causing some failures and you don\u2019t even know it!<\/p>\n<p>What to do about the problem?<\/p>\n<p>Striking the right balance of Preventive and Predictive Maintenance is absolutely necessary and it offers a rare opportunity to save millions of dollars through:<\/p>\n<ul>\n<li>Lower maintenance costs<\/li>\n<li>Lower spare parts inventories<\/li>\n<li>Lower energy consumption<\/li>\n<li>Better safety performance<\/li>\n<li>Increased throughput capacity<\/li>\n<\/ul>\n<p>Achieving these results is not easy.\u00a0 For starters, you need to have a common vision, a basic implementation strategy and a clear understanding of what\u2019s required for success. Let\u2019s look at the 6 most important steps you can take to begin achieving your reliability goals.<\/p>\n<ol>\n<li>Receive training in PM\/PdM Best Practices.<\/li>\n<li>Update your functional hierarchy so that you have a clear understanding of the machines in your facility and their component configuration.<\/li>\n<li>Conduct a Criticality Assessment on your assets. You know, the assessment you used to help determine maintenance strategy, prioritize work orders and make better overall risk management decisions.<\/li>\n<li>Develop a complete understanding of the failure modes that are present or may be present in your components.\u00a0 These failure modes come from 2 places: 1) the inherent design of the machine and 2) the operating context in which they are used on a daily basis.<\/li>\n<li>Perform a Preventive Maintenance Evaluation (PME) where you identify each PM Task and any connection it may have to a failure mode you are experiencing. Are the PMs causing the failure or addressing it?\u00a0 If they aren\u2019t addressing and reducing failures, then they add no value.<\/li>\n<li>Then believe in the outcome of your PME.\u00a0 If it says a PM adds value, do it!\u00a0 If it shows it doesn\u2019t, then re-write\/re-engineer it so it does, re-assign it to the appropriate PdM Technologies or get rid of it!
